Co-Assess for Shopping Centres measures the energy performance of both the base building and participating retail stores through a single, streamlined process. Each receives a separate NABERS Energy rating—from one to six stars—offering a clearer view of energy use across the whole centre.
By rating tenancies alongside the base building, centre managers can collaborate more effectively with retailers, uncover energy-saving opportunities, and improve efficiency.
The NABERS Energy rating assesses greenhouse gas emissions from central building services, while tenancy ratings provide valuable insight into each store’s individual impact.

Preparing for your rating
Shopping centre owners
Shopping centre owners can get started with a Co-Assess rating by following these steps:
- Engage an NABERS Accredited Assessor: Contact an accredited professional to guide the Co-Assess process. NABERS assessor accredited in both rating tools - shopping centres and retail stores can lodge co-assess ratings. Find an assessor here.
- Identify Participating Retail Tenants: Collaborate with tenants to explain the benefits and encourage participation. Obtain their confirmation of participation.
- Gather All Data: Gather energy usage data and other required data, such as trading hours, GLAR, etc., for both the base shopping centre and participating retail tenancies. If the shopping centre is on an embedded network, energy data will be easy to obtain.
- Achieve NABERS certification: The NABERS Assessor will evaluate energy performance and greenhouse gas emissions separately for shopping centre and participating retail stores.
- Develop an Action Plan: Use the insights from the ratings to collaborate with tenants on energy efficiency initiatives and performance improvements.
Retail store tenants
If you're a retail tenant joining a Co-Assess rating, share the necessary information with your building manager so they can include your store in the process:
- 12 months of past energy bills or energy consumption data
- Access to your retail store (so a NABERS Accredited Assessor can verify the layout and conduct a computer count)
- Trading hours, if they vary from core shopping centre hours.
