This ruling provides the methodology for conducting a NABERS portfolio rating.
The following changes are the main updates for Version 2.0:
- Clarification around entity eligibility and asset ownership, including the introduction of the terms “reporting entity” and “effective ownership”. See Sections 3.1 and 3.2 for details and Appendix A for examples.
- Removal of the reporting period concept, with portfolio ratings now simply defined in terms of the snapshot date, which is now a variable date applying to all portfolio ratings rather than just those participating in the SPI. See Chapter 2 and Section 4.1 for details.
- Distinction between asset exemptions and asset exclusions, and clarification that both must be published alongside the portfolio rating. See Sections 3.4, 3.5 and 5.1 for details.
- Restructuring, reformatting and wording clarifications throughout.
Section 3.5.2, which allows exclusion of office assets in mixed-use buildings, has been flagged for removal in a future version of these Rules, to better align with the eligibility criteria in the relevant Rules and promote completeness in portfolio ratings.
A detailed list of the content and structure changes made between this version and the previous version is given in Appendix C.
