    With Co-Assess, it has never been easier and more cost effective to rate tenancies when you are already conducting the Base or Whole Building energy rating of a property.

    NABERS Co-Assess enables Tenancy energy ratings to be conducted alongside Base Building or/and Whole Building energy ratings of the same office premise, under a single application. The tool has been designed to help building managers, building owners and tenants to better understand their energy use, and work together to further improve the performance of their building and tenancies.

    For tenants

    For building managers and building owners

    If you are a building manager or owner interested in using Co-Assess for a building or a portfolio of buildings, contact your NABERS assessor or the NABERS team and ask about the new Co-Assess application process. Co-Assess will help you engage with your tenants and increase the level of services you are offering at very little extra cost, compared to the NABERS Base Building or Whole Building rating you are already investing in.     What can be rated under one Co-Assess application?

    • A Base Building energy rating alongside one or several Tenancy energy ratings within the same building.
    • A Whole Building energy rating alongside one or several Tenancy energy ratings within the same building.
    • A Base Building and a Whole Building energy rating alongside one or several Tenancy energy ratings within the same building.
    • 2 or more Tenancy energy ratings within the same building.
    • A Water rating for the building can also be added to the Co-Assess application.

    What are the main advantages?

    • One streamlined process for multiple ratings for the same property.
    • One calculator entry for multiple ratings. For most buildings -including buildings with embedded network- little extra data need to be entered compared to a standalone Base Building rating.
    • A better understanding of the energy performance of the building.
    • One off NABERS administration flat fee, which doesn't depend on the number of tenancy being rated within the building. Savings as soon as a tenancy >1000m2 is rated alongside a Base Building or Whole Building rating compared to 2 standalone energy ratings.

    Who can perform accredited ratings with Co-Assess?
    Existing NABERS Accredited Assessors that are accredited for NABERS for Offices Energy and Water can use Co-Assess applications. No further training will be required.

    What will be the NABERS administration fees for a Co-Assess application?
    From 1st July 2018:

    • Flat fee of $2379 incl GST for a Co-Assess application including two or more Energy ratings combined for a single property. The application can contain the Base Building rating, and/or Whole Building rating and/or multiple Tenancy ratings for the same property.
    • Flat fee of $2871 incl GST for a Co-Assess application including two or more Energy ratings and one Water rating for a single property. The application can contain the Base Building rating, and/or Whole Building rating and/or multiple Tenancy ratings for the same property.

    From when can a Co-Assess application be conducted for a building?
    The technical material required for Co-Assess applications is available from NABERS members. Co-Assess application online lodgement will be available from end of July 2018. It means that assessors can start preparing any Co-Assess application (data entry) from early June to prepare for lodgement end of July.
