    In Australia, government and industry have been working together to drive sustainability in commercial buildings for over a decade. We’ve worked out a successful formula for creating big change, and now our property companies are recognised as being some of the greenest in the world. Our formula for change began with measurement. Specifically, with ratings that allow building owners to compare their assets to their competitors in the market.

    Every building has an impact on the environment. In fact, buildings use 40% of the world’s energy, emit 40% of the world’s carbon footprint, and use 20% of the world’s available drinking water? Fortunately we’re becoming better at understanding how we can make buildings more energy, waste and water efficient. The first step is to really understand the environmental performance of a building or tenancy. A NABERS rating can provide you with a simple indication of how well you are managing these environmental impacts compared to similar buildings. Once you understand the environmental impact of your building or tenancy you can begin the journey to making your building or tenancy more sustainable.

  • How does a NABERS star rating work?

    NABERS provides a star rating to your building or tenancy that represents its actual operational performance, using 12 months of measured performance information, such as energy or water bills or a waste audit.

    The program compares the performance of your building or tenancy to benchmarks that represent the performance of other similar buildings in the same location.

    To ensure your real-life performance data is comparable with other buildings, it’s sometimes necessary to make adjustments that account for the specific location and use of your building.

    The rating takes into consideration

    • The climactic conditions in which the building operates
    • The hours of its use
    • The level of services it provides
    • The energy sources it uses
    • Its size and occupancy.

    NABERS ensures that your building is compared fairly against its market peers.

    The adjusted data is then compared to the NABERS benchmark data, and a star rating reflecting your performance relative to your peers is calculated. For example, a 6 star rating demonstrates market-leading performance, while a 1 star rating means the building has considerable scope for improvement.

    An accredited rating confirms what’s working well and what’s not and allows you to set meaningful targets to improve the environmental performance of your building or tenancy.

    A self-assessment is a quick and easy way to get an idea of how well your building or tenancy is performing. Remember that the results of a self-assessment are indicative only and can’t be promoted or published.

    NABERS ratings are valid for twelve months.  An annual review ensures the rating accurately represents the building or workplace’s current operational performance.
